Getting to Know Franklin

Franklin is the county seat of Williamson County, set along the Harpeth River about 20 miles south of Nashville. It’s where I grew up, and much of its appeal comes from how carefully the city has protected its past while continuing to grow.

Downtown is anchored by historic Main Street, where the Franklin Theatre, a 1937 movie house, still hosts films and live performances. The city’s history is closely tied to the Battle of Franklin, fought on November 30, 1864, and sites such as Carnton remain part of daily life here. Just north of downtown, The Park at Harlinsdale Farm offers about 200 acres of open space, and The Factory at Franklin has turned a 1929 stove factory into a place to shop, eat and gather.

Franklin offers a wide range of homes: historic houses in and around downtown, established neighborhoods, newer planned communities, and larger properties toward the edges of town. Because so much of the city is shaped by its history, some areas fall within historic districts protected by city ordinances, which can affect exterior changes, additions and renovations.

Practical Considerations

  • School zoning varies within the city. Much of Franklin is served by the Franklin Special School District for kindergarten through eighth grade, with students continuing to Williamson County Schools for high school. Other Franklin addresses are zoned to Williamson County Schools for every grade. I always recommend confirming zoning for the specific address with each district.
  • Historic district guidelines may apply to a property you’re considering, especially if you plan improvements.
  • Proximity to the Harpeth River makes it worth checking flood zone information for some properties.
  • Homeowners association rules vary widely among Franklin’s neighborhoods and are worth reviewing before you make an offer.
